Drafts, negotiates and reviews issues involving home inspection reports, title commitments, American Land Title Association (ALTA) surveys, escrow instructions, environmental reports and surveys and miscellaneous title work, such as title searching, reviewing title descriptions, clearing title and title insurancepolicies.

Develops and participates in training and presentations related to the title insurance industry.

Works closely with purchasers and sellers, governmental authorities, real estate sales professionals and brokers to clear clouds on title, escrow, insurance and underwriting.

Negotiates and reviews necessary documentation for the closing, including indemnity and escrow funding agreements.

Provides general assistance as required for underwriting and coordinating single and multi-site transactions.

Experience with escrow instructions, co-insurance, reinsurance and high-liability underwriting procedures.

Familiarity with various title platforms, to timely facilitate construction commitments and revisions, proforma policy and endorsement production, and final policy and endorsement issuance.

Drafts responses to title objection letters, perform survey readings, reviews surveys, proficient in reading plat maps, understanding of real property legal descriptions and surveys.

General closing activities, such as ordering searches and then personally following up with local authorities for reports, missing documents, searches, surveys, information on local practices, coordinating pro forma and final policies pre-closing and post-closing, preparing settlement statements and disbursement requests.

Management of all construction-related insurance, surety, bonds and risk management.

Preparation and review of closing documentation, such as abstract of title, acknowledgement of reports, HUD-1 settlement statement, monthly payment letter, mortgage lien documentation, name affidavits, proration agreements, tax and utility receipts, title insurance policy, title search, truth-in-lending statement, warranty deed.

Negotiations as required during the attorney review time period, ensuring that all necessary inspections are requested in the contract (asbestos, general home condition, lead paint, termite, underground tank), and identifying any additional documents for the closing (such as certificate of occupancy, flood search, smoke detectors, well testing).
